Roofing materials and what each one suits
Architectural composition shingle is the most common new roof installation in Los Angeles for good reason: it is the most economical Class A assembly, it is available in profiles that suit almost any tract or traditional house, and it installs quickly, which keeps labour — the largest part of any roof — contained. Its limit is service life: two decades of Valley sun is hard on asphalt, and a shingle roof is a system you will replace again within a normal ownership period.
Tile is the defining roof of Spanish, Mediterranean and Mission-style homes across Sherman Oaks, Encino, Studio City and the hillsides. There are two very different projects hiding under the phrase "tile roof". A lift-and-relay removes sound existing tile, replaces the underlayment and flashing that are the actual waterproofing, and reinstalls the same tile — it keeps the roof you already like and costs less than new tile because the material is already on site. A full tile replacement is warranted when the tile itself is widely cracked, when the profile has been discontinued and too little is salvageable, or when you are changing the look of the house. Tile is heavy, so a change from shingle to tile raises a structural question the building department will ask about, and we get an engineer involved before it is proposed rather than after.
Standing-seam metal suits modern architecture, hillside houses and owners who would rather not think about the roof again for a long time. Panels are concealed-fastened, shed debris well, carry Class A assemblies and handle low pitches that shingle cannot. It costs more up front and it asks for careful detailing at penetrations, which is precisely where cheap metal installations fail.
Flat and low-slope areas need a membrane, not a shingled product. TPO single-ply is the common choice for new low-slope work — heat-welded seams, a reflective white surface that helps with Title 24 cool-roof compliance, and good performance where ponding is a risk. Modified bitumen, torch or cold-applied in two plies, remains a durable and repairable option, particularly over existing built-up roofing and on smaller residential low-slope sections. Which one we specify depends on the deck, the insulation, the drainage and what is already there.
Permits, fire zones and Title 24
A re-roof is permitted work. For addresses in the City of Los Angeles we submit to LADBS; in Burbank, Glendale, Pasadena, Calabasas, Beverly Hills, Santa Monica and Culver City we work with the local building department. The permit, the inspections and the close-out are handled under our licence, and the permit number is on your paperwork. Unpermitted roofing is a problem that surfaces at resale, at refinancing and at insurance renewal, which is a poor time to discover it.
Two code requirements come up on nearly every Los Angeles re-roof. California Title 24 energy rules include cool-roof provisions that may apply to a re-roof depending on the roof type, slope, climate zone and the scope of the work. Separately, Class A fire-rated roofing is required in Very High Fire Hazard Severity Zones — the hillside and canyon areas across much of the Valley rim, the Santa Monica Mountains and Calabasas — and those zones can also carry requirements for ember-resistant vents and the detailing at eaves and valleys.
Both of these turn on your specific address and both change over time, so we treat them as something to confirm rather than something to assume: we check the requirements with the building department for your address before the estimate is finalised, and the compliant products are named in the written scope. That way the assembly that passes inspection is the assembly you were quoted.
What happens on site, and how long it takes
The sequence is consistent. Protection goes down over landscaping, pool areas, HVAC equipment and anything stored against the house. Tear-off removes the existing layers to the deck — or, on a lift-and-relay, the tile is stacked on the roof for reuse. The deck is then inspected in daylight with you able to see it: any rotted or delaminated sheathing is replaced, damaged fascia and rafter tails are repaired, and that is when the quantities in the estimate get confirmed against reality.
Then the assembly goes on in order: underlayment, drip edge and valley metal, flashing at every penetration and roof-to-wall transition, ventilation, and the roofing material itself. Inspections are scheduled at the points your building department requires, typically including a sheathing or in-progress inspection before the covering hides the deck. Final cleanup includes debris haul-off and magnet-sweeping the perimeter for fasteners.
Most single-family roof replacements are completed within a week of tear-off, weather permitting. Tile lift-and-relays, roofs with extensive sheathing repair, steep or difficult-access hillside roofs and multi-section roofs take longer. Plan check adds time before any of that starts, and it varies by city and by season. You receive a written schedule with the estimate, and we update it in writing if the deck turns up something that changes it.
Payments and what drives the price
Payments are milestone-based and tied to completed work, never to a large deposit up front. California law limits the down payment on a residential project to 10% of the contract price or $1,000, whichever is less, and we work within that: a lawful deposit, then progress payments at defined milestones such as tear-off and deck completion, dry-in, and substantial completion, with the final payment after the inspection is signed off and your punch list is closed. Every payment point is named in the contract before you sign it.
We do not quote roof prices over the phone, because the number is genuinely determined by the roof. What moves it: total square footage and the number of planes and valleys, which drive both material and labour; pitch, since steep roofs need staging and slow the crew; the material system itself and the difference between relaying existing tile and buying new; the number of existing layers that have to come off and be hauled away; the condition of the sheathing, which is unknown until tear-off and is therefore carried as a stated allowance with a unit price; access, which on narrow hillside streets and tight side yards can change the logistics entirely; the flashing, ventilation and skylight work included; and any fire-zone or Title 24 requirements that apply to the address.
Because sheathing replacement is the one item nobody can see in advance, we handle it as a written allowance with a per-sheet price rather than as an open-ended extra. Planning a new roof alongside other work
If a larger project is on the horizon, the roof usually belongs first in the sequence. A whole-home renovation, a room addition or a second storey all touch the roofline; doing the roof afterwards means paying twice for access and cutting into new work. Solar is the same conversation in reverse — mounting an array on a roof with five years left in it guarantees a removal and reinstallation bill later.
