How Los Angeles roofs actually fail
The failures we are called out to repeat themselves across the Valley and the Westside. Cracked or slipped clay and concrete tile is the most visible: tile is brittle, and foot traffic from a satellite installer, an antenna crew or a previous roofer walking the field instead of the headlap breaks it. A handful of broken tiles is a straightforward repair, provided a matching profile and colour can be sourced — older discontinued tile sometimes has to be harvested from a less visible slope and replaced there with the closest available match.
Underneath tile sits the part that actually keeps water out. Tile roofs commonly outlive the underlayment beneath them by a wide margin, so a tile roof that looks perfect from the street can be leaking in several places at once because the felt has gone brittle and cracked at the fasteners. When the inspection shows failed underlayment across a slope, spot repairs stop being economical and a lift-and-relay — removing the tile, replacing underlayment and flashing, reinstalling the same tile — is the honest recommendation.
Composition shingle fails to sun. Two decades of UV curls the edges, strips the granules that protect the asphalt, and leaves the mat brittle enough to crack when it is walked on. Isolated wind damage on a sound shingle roof is a repair. Widespread curling and bare patches of mat mean the field is at the end of its service life, and patching one slope simply moves the next leak a few feet.
Flat and low-slope roofs — mid-century homes, additions, carports, garage conversions — fail at ponding areas and seams. Water that sits for days after rain works at laps, at the flashing where the low-slope section meets a wall, and at every penetration. On modified bitumen and older built-up roofs, the seams and the base flashing are almost always where the repair belongs.
Flashing is the other constant. Chimneys, skylights, roof-to-wall transitions, plumbing vents, swamp coolers and abandoned antenna mounts are where a roof is interrupted, and interrupted is where it leaks. A great deal of what gets diagnosed as "a bad roof" is a flashing detail that was caulked instead of formed. Add Santa Ana wind damage, and the first-rain leaks that show up every autumn after a long dry season has shrunk sealants and opened laps, and you have the bulk of Los Angeles roof repair work.

Inspection comes first. We walk the roof where it is safe to do so, photograph the field, the flashings, the valleys and the penetrations, and check the attic side where there is access so the water path can be traced rather than assumed. If the leak only appears in wind-driven rain, we will say that a water test is needed and how we plan to run it.
You then receive a written scope. It names the failure, the repair method, the materials and the areas covered, and it is itemised so you can compare it against another bid line by line. If we find a second problem while we are up there, it goes in the scope as a separate line with its own price — never as a surprise added after the work starts.

When a repair is enough — and when it is not
A repair is usually the right call when the roof is well inside its service life, the failure is isolated and identifiable, the rest of the field is sound, and the underlayment beneath tile is intact. Fixing one chimney flashing on a fifteen-year-old shingle roof is good money spent. So is replacing two dozen cracked tiles on a roof whose underlayment still has years in it.
Replacement starts to make sense when the same roof is repaired repeatedly in different places, when leaks appear in rooms far apart, when the shingle field is brittle and losing granules across every slope, when the underlayment under sound tile has failed generally, or when there are already multiple layers on the deck. It is also worth planning a re-roof when you are about to spend money on something the roof will outlive — a whole-home renovation, solar, or a second-storey addition — because doing the roof first avoids paying twice for access and tear-out.
The practical test we give homeowners: if the repair is a small fraction of the cost of the new roof and the report shows the rest of the field is sound, repair. If the repair is a significant share of a replacement and the report shows generalised failure, put the money into the new roof. Roof maintenance in a dry climate
Los Angeles roofs spend most of the year without rain, which lulls owners into leaving them alone until October.
