Van Nuys is mostly flat Valley floor and mostly post-war housing, which makes its roofing problems fairly consistent: single-storey ranch and traditional homes on composition shingle, many of them on their second or third roof, plus a substantial stock of 1950s and 1960s duplexes and small apartment buildings with flat or low-slope roofs. Detached garages, patio covers and rear additions add low-slope sections to houses that are otherwise shingled.
Sun and time do most of the damage here. A composition roof in the middle of the Valley gets full exposure with almost no shade relief, and the practical result is curling, granule loss in the gutters and brittle shingle that cracks when someone walks it. On the low-slope sections, the failures are seams, ponding at low spots, and flashing at the wall where an addition meets the main house.
We assess before we quote. Photographs of the field, the flashings, the penetrations and the attic side where it is reachable, then a written report that says whether you are buying a repair or a replacement and what it includes. Because we are a general building contractor, dry rot in the sheathing or fascia, damaged rafter tails and interior water damage are handled under the same contract rather than becoming someone else's problem.
