Santa Monica roofs live in a different climate from the rest of our service area. Marine air, fog and salt do things that Valley sun does not: fasteners and flashings corrode faster, north-facing slopes stay damp and grow moss and algae, and organic debris breaks down slowly in valleys and gutters. The mitigating factor is temperature — thermal cycling is gentler here — but the corrosion and moisture issues mean material and fastener selection genuinely matter within a few miles of the ocean.
The housing stock is a mix of 1920s Spanish and craftsman bungalows in Ocean Park and the Pico district, post-war traditional and ranch homes in Sunset Park, larger traditional houses north of Montana, and a dense stock of two-to-eight unit apartment buildings throughout, most with flat or low-slope roofs, parapets and internal drains. Rooftop decks are common and are one of the most leak-prone assemblies in the city.
We assess before we recommend: photographs of the field, flashings, penetrations and any deck assembly, plus the attic where it is reachable, and a written scope that says repair, relay or replace. Sheathing, fascia, dry rot, deck framing and interior water damage are handled under the same contract, because a general building licence covers all of it.
