ADU Construction project by American Reliable Construction & Remodeling, illustrating our remodeling services

Glendale is a strong ADU city with two distinct characters. In the flats — Rossmoyne, Adams Hill, the streets around Brand Boulevard — modest lots carry 1920s Spanish homes and post-war ranch houses, many with a detached garage at the rear that converts well. In the hills above the 2 Freeway, Verdugo Woodlands, Montrose and the canyon streets, lots are larger but slope, fire-zone construction standards and access change what an ADU costs and how it is engineered.

Most Glendale ADUs are one of three types: a garage conversion that reuses the existing rear structure, a detached backyard unit on a flat pad, or an attached addition that shares a wall with the main house. The right answer depends on the garage condition, the yard, the sewer route and how the unit will be used — we work that out at a feasibility visit before any design money is spent.

American Reliable Construction & Remodeling designs, permits and builds ADUs across Glendale from our Sherman Oaks office. One project coordinator runs feasibility, design, engineering, City of Glendale plan check and construction under CSLB #1155602. Warranty available. Call for details.

Decisions We Walk You Through
Convert the garage or build detached?
Many Glendale flats lots have a detached garage at the rear — the least expensive ADU path, because the shell exists, though the slab and framing must be brought to current code. A detached new build costs more and delivers a purpose-designed unit with better light and layout. Hillside lots often favor a conversion because flat pads are scarce.
Hillside and fire-zone realities
South and uphill parcels can sit in mapped fire hazard severity zones, which means ember-resistant vents, ignition-resistant exterior materials and sometimes access requirements for the new unit. We check the parcel’s zone status before design so the requirements are in the estimate, not a plan-check surprise.
Utilities and sewer
The sewer route and depth, the capacity of the main electrical panel and whether the ADU gets its own meter are decided during feasibility, because they shape both the design and the estimate. A detached unit usually needs a new sewer connection or a tie-in to the main house lateral, a subpanel or panel upgrade, and its own water and gas planning.
Family use or rental
State ADU law allows a permitted ADU to be rented long-term; short-term rentals are generally prohibited. A unit designed for a parent or adult child differs from one designed for a tenant — accessibility, sound separation and a private entrance matter more for family, durability and separate metering matter more for rental. We design for the stated use from the start.
Permits & Inspections in Glendale
  • Glendale is its own city, not part of Los Angeles — permits are issued by the City of Glendale Community Development Department, Building & Safety Division, not LADBS. The city publishes ADU standards and pre-approved ADU plans on its own pages, and we design to them.
  • California ADU law applies statewide: qualifying ADUs are approved ministerially — no discretionary hearing — and a complete application must be approved or denied within 60 days. State law guarantees at least an 850-square-foot one-bedroom or 1,000-square-foot two-bedroom ADU with 4-foot side and rear setbacks, and 16-foot height for a detached unit. The California HCD ADU Handbook is the authoritative plain-language reference; local standards still shape design, so we confirm them with the city for every parcel.
  • Hillside parcels in Verdugo Woodlands, Montrose and the canyon neighborhoods can trigger grading review, and properties in very high fire hazard severity zones carry ignition-resistant construction requirements. Both are assessed at feasibility, not discovered at plan check.
  • We prepare the drawings, submit to the City of Glendale, respond to plan-check corrections and schedule every inspection. Requirements change; we confirm them with the city on every project.

Timeline

Feasibility and design take a few weeks; City of Glendale plan check follows and varies with the design and season. A garage conversion is typically the fastest build; a detached new-construction ADU takes several months of construction. You receive a written schedule and a single point of contact from the first visit to the certificate of occupancy.

“We recently completed a room addition along with a full roof customization, and the results are amazing. The team was professional, organized, and easy to communicate with throughout the entire project. The new room looks like it has always been part of the house, and the new roof was installed perfectly. Highly recommend their services!”

Room Addition & Roofing

“I didn't think a bathroom could make that much of a difference until this one was finished. We kept the design pretty timeless with a walk in shower, porcelain tile, and a wood vanity, and it completely changed the feel of the space. It feels cleaner, more open, and just a lot more enjoyable to use every day.”

Dr White

“Great experience with American Reliable Construction & Remodeling. They helped us with our ADU from start to finish and made the whole process smooth and stress-free. The team was professional, responsive, and delivered quality work. Highly recommend!”
