Tarzana splits at Ventura Boulevard like most of the south Valley. North of the boulevard, the flats are post-war ranch and traditional homes on composition shingle, with low-slope sections over additions, patio covers and garages. On the flats the questions are how many layers are already up there, what the sheathing looks like underneath and whether the addition at the back was ever flashed properly.
