Culver City is compact, mostly flat, and built largely between the 1920s and the 1960s — which gives it a very particular roofing profile. Carlson Park and the streets around downtown have Spanish and traditional homes from the twenties and thirties, many with clay tile or long-since-replaced shingle. Sunkist Park, Studio Village and the Fox Hills area are post-war tract housing on composition shingle, frequently with low-slope sections over carports, patio covers and rear additions. Culver Crest and Blair Hills add hillside lots with steeper access and more varied rooflines.
Culver City is inland enough to get real heat and close enough to the ocean to get marine layer in the morning, and the combination is hard on asphalt roofs: daily thermal cycling plus overnight moisture. Practically that shows up as early granule loss, brittle shingle, and biological growth on north-facing slopes. On the low-slope sections it shows up as split seams and ponding.
We assess first — photographs of the field, the flashings, the penetrations and the attic where it is reachable — then put the findings in a written report that says repair, relay or replace. Culver City runs its own building department, so we pull the permit through the city and manage the inspections. - The carport or addition roof
- Low-slope sections over carports, patio covers and rear additions are the most common leak source on Culver City tract homes, usually at the transition where the flat section meets the sloped roof or the wall. We rebuild that detail rather than coating over it.
