ADU Construction project by American Reliable Construction & Remodeling in the Sherman Oaks area

Calabasas is one of the better places in Los Angeles County to build an accessory dwelling unit. Lots are generally larger than in the Valley flats, many homes already have a detached or oversized garage, and the reasons families build here are practical: a parent moving in, an adult child who grew up in Calabasas and wants to stay, a guest house for visiting family, or a home office and studio that is genuinely separate from the main house. The complications are also specific to Calabasas — hillside lots, wildfire-zone construction standards and homeowner-association design review — and they need to be understood before the first drawing.

American Reliable Construction & Remodeling designs and builds ADUs in Calabasas from our Sherman Oaks office, about twenty minutes down the 101. We start with a feasibility visit to your property, then handle design, the City of Calabasas permit process, any HOA architectural submittal, utility connections, construction and final inspection under one license and one written scope.

Decisions We Walk You Through
Garage conversion or detached new build?
Calabasas garages are often large enough to convert into a comfortable one-bedroom unit, and conversion reuses an existing footprint and driveway. A detached new build gives you a purpose-designed layout and better separation from the main house, at higher cost and with more site work. The feasibility visit tells you which your lot actually supports.
Building in a fire zone
Wildfire-zone standards are not optional and they shape material choices from the roof down. We design to them from the start — the right roofing assembly, vents, windows and exterior cladding — so plan check does not send the design back and the finished unit is as resilient as it should be.
Working with the HOA
The fastest HOA approvals come from a submittal that matches the main house in materials, roof form and color and that arrives complete. We prepare the architectural package with the City drawings so both reviews run in parallel rather than one after the other.
Utilities on a larger lot
Longer distances between the main house and the ADU mean longer sewer, water and electrical runs. We map those routes and check panel capacity during feasibility so the estimate reflects the real site, not an average one.
Permits & Inspections in Calabasas
  • Calabasas is an incorporated city; ADU permits are issued by the City of Calabasas Building & Safety Division under state ADU law and the City’s own ADU regulations — not by LADBS.
  • Much of Calabasas lies within a Very High Fire Hazard Severity Zone. New construction there must meet California’s wildland-urban interface building standards (Chapter 7A), which affect roofing, vents, windows, siding, decks and defensible space.
  • Many Calabasas neighborhoods are governed by homeowner associations. State law limits how far an HOA can restrict an ADU, but architectural review of materials, colors and placement still applies, and we prepare that submittal alongside the City package.
  • Hillside and slope conditions frequently require a soils report and engineered foundations. Requirements change; we confirm current City of Calabasas and fire-zone requirements for every parcel before the estimate is finalized.

Timeline

Feasibility and design take a few weeks; City of Calabasas plan check and any HOA review follow and vary with the design and the season. Construction of a detached ADU typically runs several months; a garage conversion is shorter. You receive a written schedule and a single point of contact from the first visit to the certificate of occupancy.

“We recently completed a room addition along with a full roof customization, and the results are amazing. The team was professional, organized, and easy to communicate with throughout the entire project. The new room looks like it has always been part of the house, and the new roof was installed perfectly. Highly recommend their services!”

Room Addition & Roofing

“I didn't think a bathroom could make that much of a difference until this one was finished. We kept the design pretty timeless with a walk in shower, porcelain tile, and a wood vanity, and it completely changed the feel of the space. It feels cleaner, more open, and just a lot more enjoyable to use every day.”

Dr White
Bathroom Remodel

“Great experience with American Reliable Construction & Remodeling. They helped us with our ADU from start to finish and made the whole process smooth and stress-free. The team was professional, responsive, and delivered quality work. Highly recommend!”

Under state ADU law, most single-family lots in Calabasas can have at least one ADU, and the City processes ADU applications routinely.
